We work directly for the Developer, by applying our knowledge and experience to lead the Project to its utmost success. We start by separating the Project into its basic components that an Owner focuses on:
  • Programming & Procurement
  • Budget & Accounting
  • Risk Management
  • Schedule
  • Quality Control


To better explain our services, the following are some specific services we offer in each of the above bulleted project components:

Programming and Procurement
  • Due Diligence.
  • Pre-qualify and bid via designers, contractors, and vendors.
  • Partake in the design development process inputting our experience in construction, cost, and schedule issues.
  • Pre-qualify, bid, and procure Owner furnished equipment and/or material such as: electrical, water, and gas services; permits; furniture; equipment; artwork; security; and so forth.
  • Track and/or manage all Owner furnished and/or installed material and services against the project schedule.

Budget and Accounting
  • Assist in the creation of the project's budget and cash flow projections.
  • Track project budget and costs within our Indicated Outcome Report (IOR) with forecasted costs to the project.
  • Track all the project accounting within our IOR Cost Ledgers by acquiring invoices, reviewing them for accuracy, and submitting them for approval/payment.
  • Review and ensure proper monthly payment applications are submitted by the Contractor.
  • Assist in creation, maintenance, and execution of project allowances and alternates.
  • Review and ensure all construction cost and time change orders are accurate and necessary.

Risk Management
  • Recommend the proper agreement forms and assist with the negotiation of sound agreement terms with the assistance of qualified legal teams.
  • Review and report risk management elements such as: proper insurance certificates, Contractor Controlled Insurance Programs; bonding capabilities; and ensure proper Safety Programs are being enforced and recorded.
  • Analyze and report the Contractor's purchasing of Subcontracts, Purchase Orders, and Service Agreements - review qualifications and past performance of proposed entities.
  • Attain all General Contractor and Subcontractor, partial and final, releases of liens for monies paid for services to avoid liens to the Project.
  • Track the Contractor SWPPP (Storm Water Pollution and Prevention Plan).
  • Coordinate and conduct safe project tours for non insured entities.

Scheduling
  • Review the Contractor's Baseline Schedule, particularly the Critical Path.
  • Attain periodic project schedule updates and analyze them for accuracy and reporting.
  • Incorporate and track Owner furnished items and services into the project schedule.
  • Incorporate and track Owner milestones in to the project schedule.
  • Review and verify Contractor delay claims for accuracy, and how it affects the Critical Path.

Quality Control
  • Assist with the coordination of the design between all differing design disciplines such as architecture, structural, and mechanical/electrical/plumbing design.
  • Track and report on the Contractor's Submittal and RFI process.
  • Track and report Material Testing.
  • Track and report faulty work via Construction Deficiency Log
  • Track and report Threshold Inspections.
  • Track and report periodic Designer Site Visit Reports.
  • Track and report third party inspections that deal with disciplines such as waterproofing, sound, life safety, and mitigation.
  • Assist the design team in coordinating the placement of all electrical and phone panel boxes, access doors, electrical/phone/data/cable outlets, and life safety fixtures are located to the intent of the usage of the space.
  • Assist with the project closeout process which includes attaining As-Built Documents, Operations and Maintenance Manuals, Standard and Extended Warranties, Contract Information, and Extra Stock of Materials.
  • Ensure that Architect/Developer Punchlists are being completed.
